Four Springs TEN31 Xchange Acquires 798,000-Square-Foot Distribution Center Leased to Orgill, Inc., World’s Largest Independent Hardlines Distributor
Purpose-Built, Mission-Critical Facility in Tifton, Georgia Anchored by Long-Term Absolute NNN Lease
WALL TOWNSHIP, N.J., July 7, 2026 — Four Springs TEN31 Xchange, LLC (FSXchange), a sponsor of Delaware Statutory Trusts focused on industrial, retail, and medical real estate for 1031 exchange replacement properties, today announced the acquisition of a 798,000-square-foot cross-dock distribution center in Tifton, Georgia, fully leased to Orgill, Inc., the world’s largest independently owned hardlines distributor.
The Tifton facility is a purpose-built distribution center completed in 2024, located on an 87-acre site at 10 Orgill Way. The property replaces Orgill’s legacy facility that had operated in the Tifton market since 1995. The asset serves as the newest of eight Orgill distribution centers across North America — collectively encompassing approximately 6.7 million square feet of distribution capacity — and functions as a strategic hub within Orgill’s eastern U.S. retail network. Its cross-dock design is purpose-built for Orgill’s high-velocity hardlines distribution model, enabling rapid throughput to retailers.
