Four Springs TEN31 Xchange Acquires 278,670-Square-Foot Amazon Sortation Center in the Augusta, Georgia Market


Purpose-Built, Mission-Critical Cross-Dock Facility Leased to Amazon.com Services LLC and Anchored by a Long-Term Net Lease with a Parent Guaranty from Amazon.com, Inc.

WALL TOWNSHIP, N.J., August 13, 2026 – Four Springs TEN31 Xchange, LLC (FSXchange), a sponsor of Delaware Statutory Trusts focused on industrial, retail, and medical real estate for 1031 exchange replacement properties, today announced the acquisition of a 278,670-square-foot cross-dock sortation center in Appling, Georgia, fully leased to Amazon.com Services LLC and guaranteed by Amazon.com, Inc. (NASDAQ: AMZN), operator of the largest logistics real-estate platform in North America.

The facility is a purpose-built Class A warehouse and distribution building completed in 2021, located on a 46.38-acre site at 785 Innovation Parkway within the White Oak Business Park in Columbia County, part of the Augusta metropolitan area. Known within Amazon’s network as AGS5, the property operates as an Outbound Cross-Dock (OXD) sortation center, receiving line-haul truck deliveries of palletized and individual packages that are sorted and shipped onward to other Amazon facilities across the Southeast and to nearby last-mile delivery stations. It sits immediately adjacent to AGS1, Amazon’s 2.7 million-square-foot multi-story sortable fulfillment center, which the property directly serves, making it an operationally load-bearing node in Amazon’s regional fulfillment-to-delivery flow. The site provides approximately 364 trailer stalls and 442 parking spaces with direct access to Interstate 20. 

The submarket continues to build out around the asset. Club Car, the world’s largest manufacturer of small-wheel zero-emission electric vehicles, operates a 550,000-square-foot distribution facility and a 105,000-square-foot manufacturing facility in the same business park, and a large-scale data center campus is planned for development on land immediately north of the property, reinforcing the corridor as a growing technology and logistics hub.
